Don Valley Village

Don Valley Village is on the east side of North York, Toronto. It is home to Fairview Mall, one of Toronto's largest indoor shopping malls. The centre of the Don Valley Village is 'The peanut' circle, within which lie Peanut Plaza, George Vanier Secondary School, Woodbine Middle School, Oriole Park and community centre, and Advent Lutheran Church.

Community Overview

The community of Don Valley Village runs from Leslie Road on the west to Finch Avenue in the North, Highway 404 on the east, and Sheppard Avenue on the South. Don Valley Village is low to middle-income community. There are many rental properties and government social housing around 'The peanut' circle.

1. Housing:

The real estate in Don Valley Village North York is mixed with Detached Homes, Semi-Detached houses, Link Houses, Condo Townhomes, old high-rise apartment buildings and new mid-rise condominiums. Most property developments in this part of North York happened in the 1960s and 1970s. There are many bungalow, back-split, and side-split detached and semi-detached homes. Semi-Detached Houses and Link Houses are mainly concentrated on the north side of the community. In the meantime, homebuyers can also discover Condo Townhouses near Sheppard Avenue, Finch Avenue and Don Mills Road. Don Valley Village has a very high population density, given several large rental buildings and social housing in the community. Roughly 49% of residents are tenants, higher than the Toronto average.

Over 40% of the residents are of East and Southeast Asia origin, and 28% are of European Origin. The top places of birth of all immigrants in Don Valley Village are China, Iran, the Philippines, Hong Kong, and India.

3. Transportation:

Around 40% of residents travel by public transit. Don Mill subway station, the terminal station of line 4 Sheppard-Donmills, is located southeast of the community. Numerous buses running through the community have a bus stop near the subway station. Furthermore, Oriole and Old Cummer Go Stations are near Don Valley Village. Bordering Highway 404, car commuters can quickly get on the highway via entries from Sheppard Avenue and Finch Avenue. Also, Highway 401 is less than a few km away from the community.

4. Recreation:

Dallington Park, Godstone Park, Hobart Park, Linus Park, Lescon Park, and Oriole Park offer kids' playgrounds, tennis courts, soccer fields, baseball diamonds, and walking trails. Oriole Community Centre and Arena provide facilities, including an outdoor pool, indoor ice rink, indoor gymnasium, and outdoor kids' playground. In addition, Seneca Village Community Centre, located near Don Mills Road and north of Finch Avenue, is a favoured destination for locals featuring a variety of recreational programs for all ages.

5. Shopping:

Located in the southeast end of the community, Fairview mall, with over 190 stores and some very famous brands, like Apple, Hudson's Bay, T&T, H&M and more, is one of the largest indoor malls in Toronto. For residents living in the middle of the community, Peanut plaza is another small shopping place that features a Tong Tai Chinese supermarket, Dollarama, Beer Store, several restaurants, and a bank. Furthermore, at the northwest corner of the community is Finch & Leslie Square plaza, which offers a Chinese supermarket, CIBC bank, restaurants, and service shops.

6. Schools:

Crestview Public School in Northwest, Seneca Hill Public School in Northeast, Lescon Public School in Middle west, Dallington Public School in Southeast, and Kingslake Public School in Southwest are five elementary schools serving students from GK to grade 5. Catholic families can also send their children to one of three catholic schools, including Our Lady of Guadalupe Catholic School, St. Matthias Catholic School, and St. Timothy Catholic School. Grade 6 to Grade 8 will attend either Don Valley Junior High School or Woodbine Junior High School. And only high school serving the community is Georges Vanier Secondary School. The school is located in 'The Peanut', in the centre of the community.

Don Valley Village is low to middle-income community in North York. The housing price is more affordable to buyers, and the diversified housing presents the homebuyers with an entry-level opportunity to enter the market.
